The short version

  • Price is the biggest lever. A house priced right in week one sells faster than any marketing trick can manage.
  • A cash buyer can close in one to two weeks. A financed buyer still needs about 30 to 45 days, no matter how fast you accept.
  • One focused week of prep, professional photos, and easy showings gets most homes under contract quickly.
  • If you truly need speed, get more than one investor offer. Competition is the only thing that protects your price.

Sellers who need to move fast usually have a real reason. A job start date, an estate to settle, two mortgages, a payment that's become too much. I've helped with all of them. The good news is that a fast sale doesn't have to mean a lowball price. It means making the right decisions in the first week instead of the sixth.

Know your two clocks

There's the time to get an offer, and there's the time to close. You control the first one. The buyer's financing controls the second. A cash buyer can close in 7 to 14 days. A buyer with a mortgage needs 30 to 45 days for the appraisal and underwriting, even if you accept their offer on day one. So if you need to be done in three weeks, you're looking for cash. If you have two months, a financed buyer at a higher price is usually the better deal.

Price it right on day one

This is the one that matters most. A new listing gets the most attention it will ever get in its first ten days. Price it at the market and you get showings and offers in that window. Price it high to leave room, and you burn the window, sit for a month, and end up cutting below where you should have started. I've watched it happen many times. If speed matters, price where the comps say. Not above.

One week of prep

  • Declutter and deep clean. It's the cheapest thing you can do and it shows in every photo.
  • Fix the obvious small stuff: dripping faucets, burned-out bulbs, doors that stick.
  • Touch up paint and clean up the front yard. Buyers decide a lot from the driveway.
  • Skip the remodels. You don't have the time and you won't get the money back.
  • Get professional photos. Almost every buyer sees the house online first.

Make it easy to buy

Allow showings on short notice, including evenings and weekends. Every showing you turn down is a buyer who may not come back. If the house is older, think about a pre-listing inspection so there are no surprises in the middle of the deal. And respond to offers the same day. Momentum matters.

When a cash sale makes sense

If the house needs work a lender won't finance, if you're out of state and can't manage repairs, or if the date matters more than the last few percent, an as-is cash sale can be the right answer. Just don't take the first number from a postcard. I work with a group of local investors I've closed with before, and I'll put more than one of them on your house. In my experience, two competing offers get you meaningfully more than one, and it doesn't add any time.
